Gas Smell in a Commercial Building: Leave First, Call From Safety
An unexplained gas-like odor needs emergency action, not a maintenance experiment. Do not decide that it is just a floor drain or try to prove the source before leaving.

What to check first
Bring these
- Site emergency contact sheet
- Current floor plans
What to do
- 1Lead people awayDirect nearby people out without delaying your own exit. Follow the site emergency plan for safe routes and assistance. Do not use an elevator or enter the suspected area to retrieve anyone; tell responders where people may remain.
- 2Make the call from safetyGive emergency services the building address, affected area and known observations. Notify the gas utility emergency line from safety as well. A maintenance service ticket is not a substitute for an emergency call.
- 3Do not investigate the equipmentDo not search a boiler room, relight a pilot, use a leak detector or test fittings while an emergency is unresolved. Do not start a vehicle in the affected area or return to shut equipment off.
- 4Help responders with recordsProvide the existing gas-service and equipment information if already available outside. Record the last known location of anyone unaccounted for. Do not send staff back to locate a shutoff.
- 5Require a controlled returnWait for responder clearance before re-entry. Have qualified service personnel repair and verify affected equipment before reuse. Log the incident and any follow-up restrictions for the next shift.
Leave a useful maintenance record
Record the exact location, observed condition, time, actions taken, person contacted and follow-up owner. Keep unresolved items visible. A completed checklist means the check was performed; it does not automatically mean the equipment passed or is safe.

Stop and call a licensed professional when
- Any suspected gas leak is beyond routine troubleshooting.
- Absence of odor later does not establish that the leak is repaired or the building is safe.
