A stained tile records a water event; a sagging tile can fall. Fixing the appearance before finding moisture can hide a continuing leak.

Safety boundary

Keep people out from beneath sagging ceilings. Do not poke a bulge, lift saturated tiles, enter unstable ceilings or disturb suspect asbestos-containing material.

What to check first

Bring these

  • Flashlight
  • Wet-floor signs and barrier kit
  • Moisture meter
  • Matching ceiling tile

Step-by-step procedure

  1. 1Control the areaMove occupants away from the affected ceiling. Water near lights or wiring needs qualified electrical assessment before access or cleanup.
  2. 2Document from the floorPhotograph location and stain boundaries. Record rain, HVAC runtime or plumbing use at discovery; the source may be far from the visible mark.
  3. 3Coordinate safe investigationHave qualified staff use approved access to inspect above the area after hazards are addressed. Do not use a desk or an unsupported ceiling grid as a work platform.
  4. 4Repair and dry firstResolve the moisture source before replacing materials. For clean-water damage, EPA provides material-specific drying guidance; contaminated water and suspected mold require a different response.
  5. 5Replace like for likeVerify tile dimensions, edge profile, performance requirements and any rated assembly documentation. Recheck after the next relevant rain or equipment cycle rather than declaring success from appearance alone.

Leave a useful maintenance record

Record the exact location, observed condition, time, actions taken, person contacted and follow-up owner. Keep unresolved items visible. A completed checklist means the check was performed; it does not automatically mean the equipment passed or is safe.
